This is the minimum survey that your mortgage lender requires for closing your loan. It is a location of improvements and cursory check for encroachments onto or from the subject parcel of land based on existing evidence and legal description provided. This is not a boundary survey and is subject to any inaccuracies that a boundary survey may disclose. This report should not be used or relied upon for the establishment of any fence, structure or other improvements.

A legal land survey of the boundary of the parcel of land will be made in accordance with state statues and the corners of the parcel of land will be located and a check for encroachments onto or from the subject parcel of land will be made. This survey can be used for the construction of a fence, structure or other improvements. Existing improvements can be shown if desired and so stipulated.

This is the most comprehensive type of survey. It covers all the aspects of the staked boundary survey and plot plan together with the identification of any additional evidence of possession or use which could be adverse to the interest of the borrower. Utilities of record are included.

Elevation surveys determine the elevation of various sections of a building or land. Typically these are used to aid in building plans and to determine if a property is in a flood zone.
